			<content:encoded><![CDATA[<p>There are tons of loans available for real-estate investors. One type of loan commonly used by investors is the Hard Money loan. These loans allow investors to buy and fix investment property. If used correctly it can definitely put money in your pocket right away. But, be aware because there are some pitfalls you will need to avoid in order to be successful. Below explains how a Hard Money works and what to look out for.</p>
<p>1. Scope of Work- for these specific types of loans lenders will require the investor to provide a scope of work worksheet. Every repair you plan to make needs to be written down on this sheet. The scope of work worksheet is what the Hard Money lender will use as a guide, in order to pay for the project. If repairs are done that are not on the worksheet, then you may have trouble getting reimbursed by the Hard Money lender. The lender will want to see everything written down to be sure everyone is on the same page. Lenders will normally allow investors to change the scope of work in the middle of the project if able and necessary.</p>
<p>2.Requirements- Most Hard Money lenders now want 20% down from the investor on all projects. The lender will also want to see reserve money sitting in a bank somewhere. The investor&#8217;s monthly income will play a big role with the lender in approving the loan. Credit score is a factor, but they do not require a stellar score to be approved for a loan. The last Hard Money lender I used did not even pull my FICA score, they just wanted to see a copy of my credit report-which I was able to order for free. There will be requirements for loan to value, but each lender will have their own set of guidelines.</p>
<p>3. Over estimating repairs- Repairs on an investment property is always just an estimate. When rehabbing property nothing ever goes as planned. Over-estimate the repair that needs to be done to cover yourself if any repairs are added later in the rehab. If you did a good job with the initial inspection, and no additional repairs were needed then you can return the money or keep it. If you decide to keep it do not spend the extra funds. Keep the extra money as additional reserve.</p>
<p>4. Process- The process of receiving money for repairs is called a draw. After your contractor finishes a percentage of the work you will call your Hard Money lender, and tell them that you are ready for an inspection. The lender will send an inspector out to verify the work has been done and completed within code guidelines. Once the inspector gives the lender an o.k., the lender will release the funds that equal to the amount stated for the cost of work. For example, if you listed carpet repair $1500, paint $1200, and new light fixtures $100; when the inspector checks all the items off: the lender will cut you a check for $2800. Now you can understand why it is important to have all repairs and cost listed on the worksheet. If the repairs are not listed then they will not pay you. Normally the lender will give you 3 to 7 inspection dates depending on how large the project is. Unless you can convince the contractor to start working without putting money down, you will have to put the money up to get things started. Expect to get reimbursed from the Hard Money lender through your draw checks.</p>
<p>5. Refinancing- This is the most important part in rehabbing property using a Hard Money lender. Hard Money loans are short term loans with high interest rates. These interest only loans will have an interest rate of somewhere around 15%. That may seem high, but these types of lenders understand how important it is to make their money and get out. We need these companies in order to rehab properties if we cannot fund our own projects. Hard Money lenders realize the risk they are taking, so lenders ask themselves &#8220;WIIFM&#8221; (What&#8217;s in it for me). They compensated with a high interest rate for the risk they take. Hard Money lenders expect you to either sale the property quick for a profit, or refinance into a long term loan and rent it out to a tenant. Whatever your exit strategy is, be sure to do it quick. Hard Money loans are normally due in full 6-12 months after origination.</p>
<p>Hard Money lenders have allowed many investors to make money in real-estate. These types of lenders are more flexible when compared to traditional ones. They allow investors to make things happen when no other lenders want to take the chance on them. Their guidelines are loser and allow an investor to spread his wings. These types of loans are expensive, but they can allow more deals to be done due to the amount of money they have access to.</p>

<p>Washington, DC, United States (AHN) &#8211; The last labor report before the mid-term elections showed that the United States economy lost 95,000 jobs in September. The unemployment rate remained unchanged at 9.6 percent.</p>
<p> Job losses were higher than economists expected. However, most of the job losses came as government entities shed employees, according to data from the U.S. Bureau of Labor Statistics issued Friday.</p>
<p> Government employment declined by 159,000 jobs as the federal government shed 77,000 of the remaining temporary Census workers and cash-strapped local governments around the country shed 76,000 permanent employees. Some of those job losses were offset by an increase of 64,000 private sector jobs, which meant the economy only lost 95,000 jobs net.</p>
<p> The labor force participation rate of working-age Americans remained unchanged at 64.7 percent of the total labor force. In normal times, about 89 percent of the labor force has employment.</p>
<p> U.S. Bureau of Labor Statistics also revealed that:</p>
<ul>
<li> The number of persons employed part time for economic reasons (sometimes referred to as involuntary part-time workers) rose by 612,000 over the month to 9.5 million. Over the past 2 months, the number of such workers has increased by 943,000. These individuals were working part time because their hours had been cut back or because they were unable to find a full-time job.</li>
<li> About 2.5 million persons were marginally attached to the labor force in September, up from 2.2 million a year earlier. (The data are not seasonally adjusted.) These individuals were not in the labor force, wanted and were available for work, and had looked for a job sometime in the prior 12 months. They were not counted as unemployed because they had not searched for work in the four weeks preceding the survey.</li>
<li> Among the marginally attached were 1.2 million discouraged workers in September, an increase of 503,000 from a year earlier. (The data are not seasonally adjusted.) Discouraged workers are persons not currently looking for work because they believe no jobs are available for them. The remaining 1.3 million persons marginally attached to the labor force had not searched for work in the four weeks preceding the survey for reasons such as school attendance or family responsibilities.</li>

They often say there&#8217;s no harm in dreaming especially when your dreams have the possibility of coming true. You can find many good English speaking estate agents on the internet who have many properties for sale. But I would like to tell you that there is an interesting way out, which will allow you not to pay any agents fees. You can for example go straight into the local Notaire`s office and you will normally find that there is a property sale board which offers properties for sale directly from the owners. Moreover you may find as we did that the same property is on sale in an estate agents window for a much higher price that in the Notaries` office, hence well worth a look.</p>
<p>Agencies do charge much for their work but frankly speaking we don`t think they do a lot of the paperwork etc. on your behalf. It is up to you to decide what kind of service to use. You can use an agent if you are a first time buyer, the choice is yours, we did just that for our first property purchase in Brittany.</p>
<p><strong>Important advice and tips on choosing the right property in the right area</strong></p>
<p>If you have made the decision to either move to France or at least buy a holiday home, it is wise to think about the right area for your future &#8220;castle&#8221; Should you look for an area which will gives you easy access to the UK, this might be very convenient if you have to return on a regular basis. So for people in this category it is advisable to look at the Airport and Ferry port distances from the place you want to buy.</p>
<p>You can still find many bargains in France and it is possible that you look for and find a great renovation project with a few acres of land and this could be ideal for you. But keep in mind that sometimes the first impressions unfortunately, are often hiding something, so research is a must.</p>
<p>A few acres of land, that sounds great, and brings to mind ideas of getting a few animals, horses, sheep, and chickens. Who knows you could even dig your own lake and fill it with fish and offer fishing holidays or if you have barns to convert to gites or holiday homes, maybe even a part of your home could be used as bed and breakfast.</p>
<p><strong>So what`s it really like to take on a building or refurbishment project in France</strong></p>
<p>We have been there and done it all and although it sounds fantastic it is not all plain sailing by any means. A property can be advertised as &#8220;livable with fishing lake&#8221;but frankly speaking it can be far from this, but you learn from your mistakes. When we were searching for a property to buy in Brittany we viewed properties all day with a property agent (not an estate agent). That day we didn` choose anything so we looked and kept looking and on the second day of house hunting in Brittany. At last fortune smiled upon us and we saw the last property of the day. That was it we saw it and said we wanted it, a bit rash you may think but we had made up our minds. A Bretagne Longere with out-buildings and a large unused part of the house and to top it off seven hectares of land all around the property.</p>
<p>Many different ideas occur and all sorts of thoughts start racing through your heads. You want to remake almost everything, this you will put here, and that thing should be moved there and on that place your wish is to create your own fishing lake and with over 10 acres what could be easier.</p>
<p>You buy the property and move there to do some work to create your dream. Now you have to find a well known registered builder or tradesman who can provide good references. When we bought the desired property found a great French registered English builder and a <a target="_blank" rel="nofollow" target="_blank" href="http://www.frenchclassified.com/categories/54.html">French electrician</a> who speaks perfect English after getting several quotes for the work to be done we eventually chose and the works started.</p>
<p>Remember that employing anyone in France who is not registered is actually illegal and you do it would be liable to fines or worse if you get caught employing people on &#8220;the black&#8221;. In addition it is always best advice to check the persons or companies insurance certificate; we did and never looked back as the work was finished to a high quality and on time.</p>
