1. DON’T DO ANYTHING THAT WILL CAUSE A RED FLAG TO BE RAISED BY THE SCORING SYSTEM. This would include adding new accounts, co-signing a Loan, changing your name or address with the bureaus. The less activity on your reports during the loan process, the better.

2.DON’T APPLY FOR NEW CREDIT OF ANY KIND. Including those “You have been pre-approved” credit card invitations that you receive in the mail or online. Every time you have your credit pulled by a potential creditor or lender, you lose points from your credit score immediately. Depending on the elements in your credit report, you could lose anywhere from 1 – 20 points for one hard inquiry.

3. DON’T PAY OFF COLLECTIONS OR CHARGE OFFS during the loan process. Unless you can negotiate a delete letter, paying collections will decrease the score immediately due to the date of last activity becoming recent.

4. DON’T MAX OUT OR OVER CHARGE ON YOUR CREDIT CARD ACCOUNTS. This is the fastest way to bring your scores down 50 – 100 points. Try to keep your credit card balances below 30% of their available limit at ALL times during the loan process.

5. DON’T CONSOLIDATE YOUR DEBT ONTO 1 OR 2 CREDIT CARDS. It seems like it would be the smart thing to do. However, when you consolidate all of your debt onto one card, it appears that you are maxed out on that card, and the system will penalize you as mentioned above. If you want to save money on the credit card interest rates, wait until after closing.

6. DON’T CLOSE CREDIT CARD ACCOUNTS. If you close a credit card account, you will lose available credit and it will appear to the FICO system that your debt ratio has gone up. Also, closing a credit card will affect other factors in the score such as length history. If you HAVE to close a credit card account, do it after closing.

7. DON’T PAY LATE. Stay current on existing accounts. Under the new FICO scoring model, one 30-day late can cost you anywhere from 50 – 100 points, and points lost for late pays take several months if not years to recover.

8. DON’T ALLOW ANY ACCOUNTS TO RUN PAST DUE- EVEN 1 DAY! Most cards offer a grace period, what they don’t tell is the once the due date passes, that account will show a past due amount on your credit report. Past due balances can also drop scores by 50+ points.

9. DON’T DISPUTE ANYTHING ON YOUR CREDIT REPORT! When you send a letter of dispute to the credit reporting agencies, a note is added to your credit report. When the underwriter notices items in dispute, they will not process the loan until the note is removed and new credit scores are pulled. The word “dispute” CANNOT appear anywhere in the report. Credit scoring software will not consider items in dispute in the credit score- giving false data to the lender.

10. DON’T LOSE CONTACT WITH YOUR MORTGAGE & REAL ESTATE PROFESSIONALS. If you have a question about whether or not you should take a specific action that your believe may affect your credit report or scores during the loan process, your Mortgage or real estate professional may be able to supply you with the resources you need to avoid making mistakes that could drop your scores or possibly, cause you to lose the loan.

Kamloops, British Columbia, Canada (AHN) – The Department of Fisheries and Oceans of Canada has estimated that there are 34.5 million sockeye salmon on the Fraser River system in British Columbia. It is the largest run in about a century.

The record-high salmon population has revived the almost dying commercial fishery industry in the province as processing plants can the catch of 12 million fish.

Thousands of tourists are visiting the banks of Adams River, which is part of the Fraser River system, to take a look at the millions of red sockeye salmon, whose population dwindled to just 1.5 million in 2009. Adams hosts a Salute to Sockeye festival, which normally brings in crowds of 100,000 to 120,000. This year, festival organizers expect more than 150,000 visitors.

To ensure the department has the right numbers, technicians are counting the dead salmon by cutting off its tail with a sharp knife, and are counting the fish spawned in the river and washed downstream.

To protect BC’s salmon abundance, several groups organized protests on Sunday to prevent oil tankers from docking in the province’s waters. The rallies, organized by the Wilderness Committee, Greenpeace and No Tanks!, were held at Second Beach in Stanley Park and Third Beach.

No Tanks! Officials called for a 100 percent ban on oil tankers on the West Coast, particularly those carrying oil from Alberta tar sands, which pass through a pipeline to Burnaby and loaded to supertankers docked on BC shores.

Washington, DC, United States (AHN) – First Nations leaders have joined the growing clamor against the extension of the oil sands pipeline project from Alberta into the United States.

Three Canadian aboriginal leaders were in Washington Monday to lobby against the extension because of the negative impact of the oil sands projects on 30 First Nations communities. The delegation is led by Francois Paulette of Smith’s Landing Treaty 8 First Nation.

They are pushing for a stop to the Keystone XL pipeline expansion project and will meet with officials of the State Department, White House environment council, Department of Interior, Canadian embassy and congressional offices as part of their lobby effort.

TransCanada, which runs the $1.2 billion pipeline system, started on June 30 the commercial operation of the first phase of the Keystone Pipeline System, which is focused on the conversion of a natural gas pipeline to a crude oil pipeline and construction of a bullet line that would link Alberta to its market hubs in the U.S. Midwest.

The second phase would extend the project from Steel City, NE, to Cushing, OK, using 36-inch pipelines and covering 2,673 kilometers (1,661 miles).

AHN News Staff

Toronto, Ontario, Canada (AHN) – Metrolinx Chief Executive Officer Bruce McCuaig rejected on Thursday proposals from Toronto mayor candidates to improve the city’s transportation problem. McCuaig said the Big Move plan has been endorsed by municipal councils and Ontario, and the next move is to deliver the project.

The $50-billion project will transform Toronto’s transit system in the next 25 years. Components of the project include construction of the Union Station-Pearson Airport air-rail link, expansion and improvement of GO Transit and development and investment strategy.

Unless the city’s transit system is modernized, residents will have to battle traffic going to their work daily. The cost of the gridlock to residents of the Greater Toronto Area is estimated at $6 billion yearly and may escalate to $15 billion.

McCuaig disclosed Metrolinx has 10 major projects lined up, but the provincial agency is focusing on five. These are:

the Sheppard light rail transit line scheduled for completion by 2014

the York VIVA Rapid Way targeted to be completed by 2020

the Englington light rail transit line set to start tunneling in 2011

the Scarborough rapid transit renewal which will start 2015

the Finch light rail transit line to begin in 2015 and be completed in 2019.

The Metrolinx CEO discussed the status of the transport projects at a Board of Trade event, partly to address the proposals from the five mayoral candidates in Toronto.

Rod Ford, Rocco Rossi and Sarah Thomson have proposed shifting financial resources already committed to Transit City to their own transit solutions focused on building subways. George Smitherman is in favor of following Metrolinx’s plans, except for minor changes. Only Joe Pantalone favored following the original plans of Transit City.

However, updated plans have delayed parts of the project and $4 billion in funding as Ontario grapples with a record-high budget deficit.

You would need to have been living on Mars if you had not heard of global warming and the negative effect we are having on our environment. As a result many people have become leaders in green living and spend much of their day devoted to ensuring they are reducing their carbon footprint. Whilst not all of us are this devoted there are a number of things that we can do to make our homes more environmentally friendly which can often save us money as well. Here we have listed some top tips for you to try.

1. When you replace light bulbs go for the energy efficient variety. These use a different system to produce the light, using a fraction of the energy used by traditional bulbs and they also last up to twelve times longer. Lighting is estimated to make up between 10 and 15% of your energy bills so there is a large saving to be made here.

2. Up to a third of the clean drinking water we use in our households is flushed down the toilet every day. On average each flush uses eight litres of water. You can easily fit a save-a-flush bag into your toilet cistern which will reduce water usage by approximately one litre for each flush. Often your local water company will provide these so it need not cost you a penny to fit.

3. When replacing appliances look out for their energy efficiency ratings. Do some research online to see how each appliance compares with each other. Ask your plumber to use fittings with energy efficiency in mind, these range from baths that retain heat to taps that regulate water flow.

4. On a larger scale you could invest in a rain water harvesting system. This uses rainwater to flush toilets and use in the garden, saving your fresh drinking water uses to the minimum. This helps your pocket and the environment.

5. There is ongoing debate about how long a solar panel will take to pay for themselves through savings in energy bills but an often quoted number is a decade. While this sounds like a long time the savings to the environment by using sustainable energy is substantial and with ongoing energy prices rises, the return may well be a lot quicker.

6. Contact your local authority to see if there are any grants or subsidies available for energy saving home improvements. These range from help with replacing old windows to insulation and solar panels.

7. When replacing or upgrading your heating system, research some environmentally friendly alternatives. For example Eco Heat Pumps work through a deep borehole close to your property and work by converting a small amount of heat in a large area to a greater amount of heat in a smaller area. Heating your water and under floor heating in this way will save you substantial amounts of money on your energy bills.

8. Are you looking to build a house or purchase a new one? Put at the top of your wish list a green eco home. If you are building one yourself include all our top tips in the initial planning stages and use as many local suppliers as possible. You may well be lucky and find one already built and utilising all these energy saving systems.

ou would need to have been living on Mars if you had not heard of global warming and the negative effect we are having on our environment.
