IMF interviews Carstens, then Lagarde

Washington, D.C., United States (AHN) – The International Monetary Fund will interview Mexican Central Bank Governor Agustin Carstens ahead of French Finance Minister Christine Lagarde in the fund’s search for a new managing director.

Carstens will be interviewed June 21, the second day of the governor’s two-day scheduled trip to Washington. Lagarde, the bet of the European Union, will have her IMF board interview on June 23.

The IMF pared to two the number of candidates to replace former IMF Managing Director Dominique Strauss-Kahn, who resigned in May after he was charged by a hotel maid with sexual assault. Strauss-Kahn is waiting trial in New York.

The board, which will decide the fate of Carstens and Lagarde, is made up of 24 directors who represent countries or groups of countries which are members of the fund. The IMF has 187 nation-members.

The two candidates are scheduled to have a bilateral meeting with the IMF on their first day and the interview on the second day.

The candidates are expected to present their views on issues facing the IMF and its members and exchange views with the board members.

The IMF said it will publish Carstens’ and Lagarde’s statements on its website after the meetings. The group will announce its choice by June 30 on who will be its next managing director.

Search to resume for missing cruise passenger off San Diego

San Diego, CA, United States (AHN) – The search for a missing passenger of a cruise ship was set to resume Wednesday off San Diego .

A 65-year-old woman was last seen aboard the Celebrity Millennium Monday night. She was reported missing the next day after passengers were checked by customs in San Diego.

The Coast Guard used two aircraft on Tuesday to search a 175-mile area from the California coast to the Mexican city of Cabo San Lucas, where the ship departed over the weekend.

The name of the missing woman has not been released. The FBI is investigating her disappearance.

Celebrity Cruises, the operator of the 965-foot Millennium, has not issued a statement.

MySpace loses 10 million members in 2 months

beverl;y Hills, CA, United States (AHN) – Website MySpace is losing members at a rate of 2 million users in a span of two months.

According to data from technology industry analyst comScore, as of February 2011, the portal had only 63 million users from about 73 million at the start of 2011. Reckoned the past 12 months, MySpace’s hemorrhaging of members is more alarming at 50 million users as the number of users dwindled from 110 million in February 2010.

Because of the loss, despite changes in the website for it to focus on music, MySpace announced plan to reduce its workforce by 50 percent or about 500 employees worldwide.

The decline in popularity of MySpace is attributed to the growing popularity of Facebook that MySpace no longer labels itself as a social networking site, but an entertainment destination. Along with the decline in members is also a dip in value for MySpace.

When News Corp purchased MySpace in 2005, the company was valued at $495 million. Today, it has an estimated value of only $75 million.

In comScore’s June 2010 report, MySpace was not in the top 5 U.S. search engine rankings, which was topped by Google and followed by Yahoo! sites. In the expanded search engine rankings, MySpace was on 20th spot with number of search queries down by 5 percent from May 2010.

For the same period, Facebook – which ranked 17th – registered a 2 percent increase in online searches.

The Benefits of a Good Faith Estimate and Pre-approval When Buying Real Estate

Most real estate purchases are bought with loans so getting a good faith estimate and pre-approval letter from your lender helps the process start off on the right foot. The good faith estimate, or GFE for short, is required by law to be provided by lenders when you are seeking a loan. It lists out the estimated closing costs, monthly payments, and interest rates for the loan program you are looking at getting. The pre-approval letter is provided by lenders once they have run your credit and get your income / debt information. By getting the GFE and pre-approval letter, you can be confident that the loan will get processed with no surprises. There are also additional benefits to getting pre-approval and GFE before you even begin the property search. For one, by discussing your debt to income ratio with your lender and obtaining the GFE, you can determine your maximum price. It helps to know the maximum sales price when shopping around so that you do not waste time and energy looking a over-priced properties, and also vice verse, you do not waste time and energy looking at under-priced properties. You can find an area in your price range that fits your needs and narrow down your search. You also will determine your monthly payments with the GFE. The monthly payments should include the property taxes, insurance, principle, and interest plus any private mortgage insurance (PMI). If the monthly payments are higher than you wanted, then you can adjust your sales price to be lower. Another reason to get your pre-approval and GFE before starting your home search is that you may find out some issues with your credit or financial situation that you could clean up before moving forward with a purchase. For example, the first time I bought a house, I found out that I had a $50 charge on my credit report from 3 years ago, which brought my credit score down. And with a lower credit score, I would have gotten a worse interest rate on the loan. I say ‘would have’ because I was able to pay off this collection and clear up the ding on my credit before going into the loan underwriting process. Finally, by getting a pre-approval letter, you have proof for a seller that a lender has confidence in being able to fund the purchase on your behalf. This helps with presenting offers and negotiating. Many sellers will not even accept an offer unless it is accompanied by a lender’s letter. Furthermore, if you do not have a letter, the seller may counter higher given that he feels he is taking on more risk that you may not be qualified for the loan amount. Also, if you happen to get into a multiple offer situation, your offer will be much stronger with a pre-approval letter.

The Inland Empire is a region mainly located in the Riverside and San Bernardino counties of Southern California. In a previous article in this series on how to rent houses fast for more money we talked about why simply advertising on the free websites is not enough. What you say and where you say it are both important.

There are a number of reasons for this, but if you are looking to fill a vacant rental house fast, the first thing you must do is get noticed. You have to get the attention of the prospect. Advertising people have described the entire process of advertising effectively and shortened the process to AIDA.

First you absolutely must get the prospects Attention. Then make them Interested and create Desire. Then they must Act. To get the prospect to rent your vacant house fast and for more money you must first get their attention.

This is not an easy job. You are competing with thousands of other advertisements in sites like Craigslist and your ad must stand out. It must attract attention, gain the interest of the viewer, surfer and create desire. Once you have done that you need the call to action, which is to CALL YOU.

The Headline and the copy must stress BENEFITS, not features, and must be written from the prospective renter’s point of view. You must care about what it is that they want, not what you have to sell.

In my search for the secrets to renting houses fast for more money, I pulled together information learned in advertising class from my days in journalism school and a variety of psychological, marketing and sales researach as to why people buy and how they make those decisions in discovering how to construct advertising that gets results.

Amazingly we found research data from other fields showing that often price is not the key element, allowing you to rent houses faster and for more money if you follow these guide lines.

You need to offer a product that will at least appear to be different and uniquely better than the competition. We solved this for ourselves by developing the Famous Rent to Own on Steroids Program?. While the name is trademarked, the process is easily ripped off.

Be sure to list your unique benefit in the headline of your ads and keep in mind that the large search engines like Google and Yahoo will go through the listings on Craigslist and Backpage, so you want to use the key words that will get you noticed by persons doing a search on Google or Yahoo.

Put yourself in the shoes of a person looking for a rental in the area where you have a house and think what words they are searching. You need to have as many searchable key words in your headline as possible even if readability suffers.

Jam the headline with words stressing benefits and location of your house for rent even if it does not read like normal English. “No Qualify, Rent to Own, Pretty Home, Huge Fenced Yard, Pets OK, Near Gulf Beaches” will attract more interest than “You’ll Love this 3 bedroom Pretty Home in New Port Richey,” even though the second headline reads like real English.

Stress content, searchable keywords and benefits.

You do not want to waste valuable headline space with words like three bedroom, two bath as these elements appear in other parts of the classified ads. Simply saying “Rent to Own” is a waste because it does not take full advantage of all of the space that is available in the headline.

Here are some of the things that will help. Use unique pictures that arouse curiosity and use video. Tell the prospective tenant why they will want to live in your house. Remember it is all about THEM.

Stress the benefits to them . . . and they will CALL
