Twin Sisters Deliver Babies on Same Day

Miami, FL, United States (AHN) – Two South Florida twin sisters share more than their birthdays, they both gave birth on the same day too.

As fraternal twins, Cristina and Alexandra Lima have always been very close.

This Wednesday the two sisters and best friends became first time mothers together too delivering at Baptist Hospital in Kendall.

“They probably would have conceived within 72 hours of each other, across the country, which is very unusual,” said Dr. Randy Fink who delivered both babies.

Ava was delivered by C-section and weighed 9 pounds 8 ounces, and Olivia, who was delivered naturally, was 8 pounds 5 ounces.

Alexandra said, “We have so many similarities being twins, but we could never have predicted or asked for something as special as this. We are really blessed.”

The twins said even though their two girls aren’t twins because of their special connection they will probably feel like sisters.

2006: Most Active Real Estate Foreclosure Markets

The foreclosure market is an attractive option for buyers wanting to invest in real estate. A foreclosed property is a mortgaged property that has been taken over by the lender due to non-payment of the mortgage. The lender then sells the property in order to recover the money, often at below market prices. Foreclosed homes, condos and other properties can for make excellent investments and is a popular choice for those entering the real estate market.

The October 2006 issue of Business 2.0 Magazine ranks the top 10 foreclosure markets in the United States. Greeley in Colorado tops the list followed by Detroit in Michigan, Miami in Florida, Indianapolis in Indiana, Ft. Lauderdale in Florida, Denver in Colorado, Dayton in Ohio, Dallas and Fort Worth in Texas, and Atlanta in Georgia.

Greeley, CO, has the largest number of foreclosure households in the country, with 0.59% of homes falling in the category, an increase by 14.7% since January 2006. The report holds aggressive residential development, risky underwriting practices and stagnant wages as the main causes.

Detroit, MI, stands next with 0.51% of the households in foreclosure. The badly performing auto industry and the resulting impact to autoworkers’ incomes has contributed to number of homes in foreclosure in this city.

Third on the list is Miami, FL, where 0.37% of the households are in foreclosure, a staggering 91% increase since January 2006. The report states a weakening economy, higher property insurance premiums, and rising energy and interest rates, as the reasons for this rapid increase.

The fourth among the top ten foreclosure markets is Indianapolis, IN. Although the foreclosure rates are slightly lower from last year, still the portion of households in foreclosure stands at 0.35%. Setbacks and layoffs in the city’s auto industry together with falling home prices have contributed to foreclosure rates in this city.

Fort Lauderdale, FL, stands fifth with 0.34% of households entering foreclosure, which is up by a whopping 118.5% since January 2006.

Denver (with 0.33% of households in foreclosure), Dayton (with 0.33% of households in foreclosure), Dallas (with 0.31% of households in foreclosures), Fort Worth (with 0.31% of households in foreclosure) and Atlanta (with 0.31% of households in foreclosures) round out the top 10 foreclosure markets.

Before Buying Miami Condos – Some Mortgage ABC’s

Before you look for Miami condos, you must first know the basics. You are about to travel a road most traveled but least completed. The real estate journey is a perilous one; full of challenges to test your patience and determination. And if you’re a first-time buyer, make sure you know one of the most and probably the single-most important part of owning a home, the mortgage.

Mortgage 

Mortgage is what you need to purchase Miami condos. If you can afford to pay full, you can do so; but that method is least advisable. Even if you can, doesn’t mean you have to. Remember that you can spend that money for a lot of other useful purposes and probably save you some sanity in case of future emergencies. 

Moving on; your mortgage is basically the loan you need to purchase Miami condos and real estate properties in general. The amount depends on several factors, including your credit history, score, DTI (Debt-to-Income Ratio), down payment, etc. The two basic parts of the mortgage is the principle and interest. The principle is the amount of the mortgage; while the interest is the money you pay the lender, well, because they lent you the money. 

Lender and Broker 

When buying properties, you can either go directly to the lender and transact or hire a mediator or a mortgage broker. The mortgage broker is a helpful addition to any real estate team. The broker will act as the liaison between you and the lender that will officially provide the mortgage. Your broker can also help you calculate the entire home-buying expenses, as well as guide you through the financial motions of real estate. 

Title or Deed 

Once you get the mortgage and owned the property, you have to hire a title company. This company will furnish your title or deed, which will serve as the proof of ownership. What you must know is that as long the mortgage exists, you don’t necessarily own the property because the lender has placed a lien against the title. In case you default, the lender can repossess the property and sell it in order to recover their losses. So basically, the title is just paper unless you pay off the loan. But that doesn’t mean you have to discard it – keep the title securely along your important files. 

Amortization 

Lastly, in Miami condos ownership, homeownership and other kinds of real estate ownership, there is amortization. This is simply the repayment of the loan – something you should be ready to be responsible for every month.
