<p>Toronto, Ontario, Canada (AHN) &#8211; Metrolinx Chief Executive Officer Bruce McCuaig rejected on Thursday proposals from Toronto mayor candidates to improve the city&#8217;s transportation problem. McCuaig said the Big Move plan has been endorsed by municipal councils and Ontario, and the next move is to deliver the project.</p>
<p> The $50-billion project will transform Toronto&#8217;s transit system in the next 25 years. Components of the project include construction of the Union Station-Pearson Airport air-rail link, expansion and improvement of GO Transit and development and investment strategy.</p>
<p> Unless the city&#8217;s transit system is modernized, residents will have to battle traffic going to their work daily. The cost of the gridlock to residents of the Greater Toronto Area is estimated at $6 billion yearly and may escalate to $15 billion.</p>
<p> McCuaig disclosed Metrolinx has 10 major projects lined up, but the provincial agency is focusing on five. These are:</p>
<ul>
<li> the Sheppard light rail transit line scheduled for completion by 2014</li>
<li> the York VIVA Rapid Way targeted to be completed by 2020</li>
<li> the Englington light rail transit line set to start tunneling in 2011</li>
<li> the Scarborough rapid transit renewal which will start 2015</li>
<li> the Finch light rail transit line to begin in 2015 and be completed in 2019.</li>
</ul>
<p> The Metrolinx CEO discussed the status of the transport projects at a Board of Trade event, partly to address the proposals from the five mayoral candidates in Toronto.</p>
<p> Rod Ford, Rocco Rossi and Sarah Thomson have proposed shifting financial resources already committed to Transit City to their own transit solutions focused on building subways. George Smitherman is in favor of following Metrolinx&#8217;s plans, except for minor changes. Only Joe Pantalone favored following the original plans of Transit City.</p>
<p> However, updated plans have delayed parts of the project and $4 billion in funding as Ontario grapples with a record-high budget deficit.</p>

			<content:encoded><![CDATA[<p><strong>How do HomeGain, Realtor.com, Service Magic and other companies like this make money?</strong> These companies are called lead generation companies. They spend vast amounts of money advertising on TV, the Internet, radio, and in print so that you&#8217;ll go to their website to find information about real estate. When you click on a property and request information the company then either sells the lead at a fee ranging from $20-$50 for an unqualified lead or up to a 35% referral fee for leads that are more valuable.<br /><strong>What does the company do for the fee charged?</strong> The answer might be pretty surprising. They don&#8217;t do anything, but forward the lead to a service provider. Yep, that&#8217;s right. You can search the MLS on any number of free websites so the website they provide is little more than a mechanism to get your information. Some people think agents, contractors, or other service providers are overpaid for what they do. Take a look at these companies and ask yourself if forwarding an email is worth $1500 (That&#8217;s the commission split they would receive on the sale of a $150,000 home.).<br /><strong>Who pays the fees that these companies charge?</strong> For the most part, the Realtor, mortgage broker or other service provider pays for these leads. The laws of business provide that you can&#8217;t get something for nothing. This is very true. So by adding no value to the transaction and taking up to 35% of the payment for service, the middle-man is taking value from both the consumer and the service provider.<br /><strong>Why is this bad for consumers?</strong> In real estate like many other service industries, the best Realtors obtain their business through referrals. The weaker, newer, less experienced agents typically buy leads from sources such as these. The next time you visit a site like these lead generators, think twice about giving them your information and go directly to the source. You&#8217;ll cut out the middle-man and get a better agent for your hard earned dollar.</p>

Today, the proverb could be thought of as “He who plants a garden, plants money!” When it comes to selling a house, landscaping is an important factor that determines the value of the property. Real estate gurus believe that gardens around a house can contribute more than 10% to the total value of the property. Moreover, the houses with attractive gardens, particularly mature trees, are easily saleable when compared to the other houses with limited or underdeveloped landscaping. Investing a little time in tending your garden can really pay dividends when it comes to selling your home.</p>

			<content:encoded><![CDATA[<p><strong>What do the letters behind a real estate agent&#8217;s name stand for?</strong> Real estate agents, like doctors, lawyers, and other professionals can ear designations, certifications, and other credentials. These are usually shown by putting a series of initials after the agent&#8217;s name. The most common designations and certifications are: Broker, REALTOR, e-Pro, CHMS, GRI, ABR, and CRS.<br /><strong>What does an agent have to do to obtain the designation or certification?</strong><br /><b>e-Pro</b> requires an agent take a class on basic computer skills. It has no real estate content, but ensures your agent can use email and the web. It should really be a bare minimum bar for the technology aptitude of your agent.<br /><b>REALTOR</b> is the one of the easier credentials to obtain (but one of the hardest to live up to). A REALTOR is a real estate agent that belongs to the National Association of REALTORS and agrees to follow the Realtor Code of Ethics. You can read about the code here http://www.realtor.org/mempolweb.nsf/pages/Code?OpenDocument<br /><b>Broker</b> is a bit harder to obtain than REALTOR. In Texas, for example, a broker license is required to be able to operate your own real estate company. An agent must have their license for 2 years and complete over 600 hours of real estate education prior to applying for a broker&#8217;s license. The broker&#8217;s license is granted upon completion of an exam administered by the state. Brokers are basically real estate agents with advanced educations.<br /><b>GRI</b> stands for Graduate Realtor Institute. Less than 50% of agents have this designation. The GRI requires 12 days of continuing education with passing grades on three exams. There are no production or time requirements so an agent can literally earn this designation by sitting in class for 12 days and passing the tests. This designation is in no way a measure of real estate sales experience.<br /><b>ABR</b> stands for Accredited Buyer&#8217;s Representative. Less than 30% of agents have this designation. This designation combines 2 days of classroom work and an exam with the requirement that the agent show proof of at least five buyer sales. This designation shows that the agent has had both formal classroom time and in the field experience.<br /><b>CRS</b> stands for Certified Residential Specialist. Less than 4% of all agents have this designation. This is the most difficult designation to obtain and is a measure of a high degree of formal education and real world transactional experience. To obtain a CRS, the agent must attend three 2-day classes, pass three exams, and provide proof of 25 closed transactions within the last 24 months. While the transaction experience isn&#8217;t a huge amount, it does weed out the inexperienced agents and the classes weed out those agents who aren&#8217;t dedicated to continuing education.<br /><strong>Other designations</strong> are out there, but for the most part they are issued by inconsequential groups and have no real bearing on the agent&#8217;s abilities and are used more for marketing purposes than anything else.</p>
