NY to launch ‘NYC I Do’ to build on the state’s new gay marriage law

New York, NY, United States (AHN) – It is not just gays who are cheering New York’s law legalizing gay marriages that passed over the weekend. The state’s tourism industry is also applauding the move, with many advertising gay marriage specials.

Mayor Michael Bloomberg is set to launch “NYC I Do,” a campaign selling the city as a premier gay wedding destination. Specials are already spreading across the state. The Le Parker Meridian has a “Love has No Boundaries/Born This Way” wedding package.

A report in May from the New York’s Senate Independent Democratic Conference estimated that 21,309 resident gay and lesbian couples would get married over the next three years, and the state would earn nearly $400 million during that time from gay and lesbian couples getting married in the state. That total included tourism, wedding bookings and state licensing fees.

The law goes into effect on July 24.

Vacuum company Hoover pulls ads from ABC over soap cancellations

North Canton, OH, United States (AHN) – An executive at Hoover is so upset about ABC’s decision to cancel two legendary soaps that he and other executives are pulling the company’s ads from the network. The vacuum company has been a longstanding advertiser with ABC, but that storyline has just met what some would call an untimely end.

On Monday, a Hoover vice president wrote on the firm’s Facebook page: “To all the loyal ABC soap fans, I want you to know that we hear you loud and clear.”

Brian Kirkendall, Hoover’s vice president of marketing, went on to say, “We were and are as disappointed with this news as you are. In fact, we will discontinue our advertising with ABC this Friday.”

Additionally, Hoover is issuing a call to action and is setting up an email address—SaveTheSoaps@Hoover.com—”to help pull together the mass emotional outpouring of support for our beloved ABC soaps,” the marketing VP wrote. “Please, send your emails to us and we’ll get every single last one of them to ABC.”

He continued by saying, “We’re 150 percent committed to doing what matters most to you. Thank you for standing up for what matters to you! We need more of that in this world.”

The reaction was immediate. The page was flooded with comments in support of the classic ABC soaps that employ hundreds and that have been a training ground for some of the world’s most famous actors.

The next day Kirkendall had 400 emails about the topic.

Kirkendall said he was moved to making the stand after visiting his soap fan mother in the hospital last week and learning of ABC’s plan to cancel the long-running shows.

Many of the supporters’ comments on the Hoover Facebook page and others related to the cancelation of the shows reiterate how much they are part of many people’s daily lives. Countless comments relate to how people remember their moms and grandmothers watching the show. Often times they grew up watching them too or would get sucked into them without realizing it.

Many also don’t understand why two diversely different scripted shows with such history are being replaced with common talk-show type formats that have seemingly sprung up on numerous cable and local television channels.

HUD Restricts Use of Logo

The Department of Housing and Urban Development has released a mortgagee letter outlining requirements that impact the use of government logos when advertising Federal Housing Administration programs. HUD provided copies of two logos that can be used by approved mortgagees. HUD said that any advertisements must emphasize the mortgagee and not FHA or HUD.

Secrets To Renting Homes Faster For More Money: Advertising Part 2, (Third In A Series)

In a previous article in this series on how to rent houses fast for more money we talked about why simply advertising on the free websites is not enough. What you say and where you say it are both important.

There are a number of reasons for this, but if you are looking to fill a vacant rental house fast, the first thing you must do is get noticed. You have to get the attention of the prospect. Advertising people have described the entire process of advertising effectively and shortened the process to AIDA.

First you absolutely must get the prospects Attention. Then make them Interested and create Desire. Then they must Act. To get the prospect to rent your vacant house fast and for more money you must first get their attention.

This is not an easy job. You are competing with thousands of other advertisements in sites like Craigslist and your ad must stand out. It must attract attention, gain the interest of the viewer, surfer and create desire. Once you have done that you need the call to action, which is to CALL YOU.

The Headline and the copy must stress BENEFITS, not features, and must be written from the prospective renter’s point of view. You must care about what it is that they want, not what you have to sell.

In my search for the secrets to renting houses fast for more money, I pulled together information learned in advertising class from my days in journalism school and a variety of psychological, marketing and sales researach as to why people buy and how they make those decisions in discovering how to construct advertising that gets results.

Amazingly we found research data from other fields showing that often price is not the key element, allowing you to rent houses faster and for more money if you follow these guide lines.

You need to offer a product that will at least appear to be different and uniquely better than the competition. We solved this for ourselves by developing the Famous Rent to Own on Steroids Program?. While the name is trademarked, the process is easily ripped off.

Be sure to list your unique benefit in the headline of your ads and keep in mind that the large search engines like Google and Yahoo will go through the listings on Craigslist and Backpage, so you want to use the key words that will get you noticed by persons doing a search on Google or Yahoo.

Put yourself in the shoes of a person looking for a rental in the area where you have a house and think what words they are searching. You need to have as many searchable key words in your headline as possible even if readability suffers.

Jam the headline with words stressing benefits and location of your house for rent even if it does not read like normal English. “No Qualify, Rent to Own, Pretty Home, Huge Fenced Yard, Pets OK, Near Gulf Beaches” will attract more interest than “You’ll Love this 3 bedroom Pretty Home in New Port Richey,” even though the second headline reads like real English.

Stress content, searchable keywords and benefits.

You do not want to waste valuable headline space with words like three bedroom, two bath as these elements appear in other parts of the classified ads. Simply saying “Rent to Own” is a waste because it does not take full advantage of all of the space that is available in the headline.

Here are some of the things that will help. Use unique pictures that arouse curiosity and use video. Tell the prospective tenant why they will want to live in your house. Remember it is all about THEM.

9 Questions to Ask When Choosing a Property Portal

A good property portal is an extremely useful marketing tool for estate agents or those opting to sell privately. The biggest benefit to you as a seller or agent is that you don’t have to hassle with the marketing of the site, instead you can reap the rewards of the portal’s good positioning on the Internet. Here are some questions to ask before you subscribe:

1. Is the Website Visible on Major Search Engines?

Establishing where the property portal is ranked on search engines is very important. If you are selling property in New York, you might want to do a relevant search for property in New York and see on what page the property portal is showing up. Obviously the higher up on the search engine’s results pages the better.

2. Would You Browse This Site?

Enter the site as a user and do a quick search for property in your area. Is the navigation on the page easy-to-use and clear? Do you find the layout and design to be satisfying? Is it easy to enquire about a property?

3. Does It Have Unique Website Features?

Find out what kind of features the property portal has to offer, including how many images can be loaded, if there is space for visual tours/videos, maps, on show alerts, etc.

5. What Are Your Clients’ Needs?

Clients like to know that you are advertising their property on all the mediums available to you. If they suggest you advertise on a property portal you might want to give it some thought.

6. Is Your Competition Advertising on the Site?

Before you sign on the dotted line, browse the website to see if your competition is advertising on the site. That will be a good indication for you to follow their lead.

7. What is the Website’s Reach?

Find out if the website has any other affiliate sites that your property would appear on. Also asked if they have a mobile site so cell phone users would be able to browse the site.

8. Are You Getting Value For You Money?

Shop around to see what other property portals are charging and what you are getting for your money. Make sure that the one you choose has a good technical support department so you can contact them should you have any queries.

9. Is the Website Advertising Off-Line?

You want to subscribe to a property portal that is the most dominant player in the market. This means that the site will have to do a lot of marketing – not only online but also offline.

Should you sell your home on Craigslist?

Craigslist is an Internet phenomenon that brings millions of people to its local pages to peruse the latest deals. For the enterprising home seller, listing their home on Craigslist may mean that they get more potential buyers looking at the property. It certainly doesn’t hurt, but sellers beware, Craigslist isn’t a miracle working home selling device. Without the aid of a professional agent, your home may just join the rest of the discarded listings.

The problem with sites that claim that you can sell your home through Craigslist “without the help of an agent!” is that they don’t take into consideration the many details that are involved with real estate transactions. It may be easy to find a buyer for your property via Craigslist, but negotiating a home sale is a different situation. Many home buyers are not equipped to deal with the minutiae of a home sale while they’re trying to juggle a job, family and other commitments. Also, an agent has more contacts in the real estate world than the average mortal and can connect a seller with a buyer very quickly using them.

Will Craigslist supplant the MLS? It’s not likely. Craigslist has only a limited search capability – number of beds & baths and specific keyword searches. The keywords aren’t that useful for finding one’s dream home, either. Also, one has to wade through incorrectly classified ads and ads that are purposefully placed in the “real estate” category to get leads for buyers. Craigslist’s search parameters are not to be compared to the MLS’ more comprehensive searches and filters.

Craigslist is, admittedly, wildly popular and many people use it. Should you? As a part of a campaign that involves the MLS and other advertising, Craigslist can be very effective. Good photos, a comprehensive description and a link to the MLS or agent’s page are a must. The Craigslist post should contain words to the effect of “For more information, go to this link…” If there are fancy things like virtual walkthroughs on the agent’s page, those should be mentioned as well.

Craigslist is a great place for selling your old furniture and other belongings, but as the sole medium of advertising a home for sale, it falls short. It’s best used in conjunction with the services of a competent agent as an additional form of advertising instead of the only advertising. Good pictures and clear copy can help people searching for their perfect home narrow it down to yours.
